JOB PURPOSE
|
The incumbent shall be responsible for the design management, coordination, documentation and administration of multiple high-value projects, whilst adhering to the corporate governance protocols, and help in constructing projects across Goa Aerocity. The incumbent shall be coordination with Internal stakeholders Like Business development, Finance, Site, projects, finance, contracts; as well as external consultants which includes architects, structural, MEP, Landscape, Interiors, Green building, Lighting, etc for buildings and infrastructure. |

KEY ACCOUNTABILITIES
Design Administration
- Develop land parcels and create feasibility plans & sections for budgeting, create test fits, and prepare vision statements for onboarding consultants
- Finalize of Concepts with management approvals, undertake Design Development and prepare Tender documentation.
- Knowledge of local bye laws and fire codes, and other building regulations , NBC and regulations.
- Review design documentation of structure, MEP in line with architecture brief to ensure adherence with the design intent
Change Management & Administration
- Update and amend scopes of consultants and specialists on changes and adjustments to their running orders
- Prepare benchmark data of consultant and specialists fees, analyze quotes in relation to benchmarks and negotiate with them for finalizing change orders
- Track expenses relative to original work orders as the project develops, and create data points for updating HOD for change
Stakeholder Management:
- Maintain good synergy with projects stakeholders including operations team and Airport teams to provide/receive timely inputs and reports, including risk associated & business impact on critical works.
- Facilitate Business Development and Legal teams to compile scope requirements, design briefs, Leasable areas and Lease Deeds
- Assist BD teams in specification writing to enhance product positioning and present project briefs at business meetings with prospective clients & existing tenants

- Extracting error free drawings from consultants & vendors and getting them approved internally within the allotted time
- Maintain error free documentation on time
- Closing communication gaps and Achieving goals within timeline
EXTERNAL INTERACTIONS

INTERNAL INTERACTIONS
External :-
- External consultants, PMC, contractors & vendors.
- Interacting with government bodies like AAI, Fire Services, Municipal Authorities, Pollution Control Boards, DUAC etc for approvals and regulation controls.
- Asset Owners/external developers for interfacing to get appropriate design inputs.
Internal :-
- Process leaders and team members in Projects, planning, contracts, Business Development etc. within Airport Land Development.
- Internal stakeholders like Master Planning, Connectivity, Land, Security, Operations, IT etc for their requirements and inputs related to planning of ALD projects.
- P&C, Finance, Management Offices etc for MIS and other reporting and approvals.
FINANCIAL DIMENSIONS
- Involved in the Design and execution of atleast 3-5 project worth ~INR 50 crores over the last 3-4 years
OTHER DIMENSIONS
- Strong in design understanding and execution
- Exposure in coordinating with consultants/contractors/vendors/PMCs
- Good understanding of structure, landscape, services and construction.
- Should have worked in large teams, with capacity to manage all tasks related to the organization
- Exposure to corporate governance, bureaucracy and culture
EDUCATION QUALIFICATIONS
- B Arch required. A certification in Architectural Engineering/ M Arch is an added advantage
- Development of detailed drawings for large building projects with various consultants across India
- Having in-depth knowledge of architectural engineering drawings and good interfacing knowledge of MEP, landscape, structural design, sustainability, IoT and other design interfaced disciplines.
- Confident in building bye-laws & Building plan approval process. Strong knowledge of National building code and good knowledge of other relevant planning & building codes. o Hands-on and fast paced working in software like AutoCAD, Sketch up, Photoshop, MS Word, MS Excel, PowerPoint etc.
- Expertise in running architectural feasibility plans, test fits and preparing ballpark requirements for new projects.
RELEVANT EXPERIENCE
- 12 years of experience with a Large Developer / Grade-A Contractor / Multidisciplinary Design Consultants / Program Management Office, out of which any one of the below should be mandatory:
- Atleast 3 years of experience in inter-disciplinary design development of Hotel/Retail / Commercial / Hospitality buildings
