JOB PURPOSE

The incumbent shall independently own end-to-end design delivery for a portfolio of allocated projects across the Hyderabad Aerotropolis, spanning feasibility, concept, statutory approvals and construction documentation. The role carries accountability for design programme adherence, budget conformance and statutory approval closure for projects with a cumulative capital value in excess of INR 300 crores. The incumbent shall translate the Management’s business vision into commercially viable, code-compliant and construction-ready design solutions, and shall lead multi-disciplinary coordination across architecture, structure, MEP and specialist consultants. The role requires independent decision-making on design and technical matters within the delegated authority, direct engagement with senior management and external stakeholders, and demonstrable commercial judgement in balancing design intent against approved budgets, GMR brand standards and corporate governance protocols.

KEY ACCOUNTABILITIES

Accountabilities KPI

Project Feasibility & Commercial Assessment:

  • Lead client and business-owner engagements to define, challenge and finalize the project design brief and product positioning
  • Own land parcel assessment and height envelope studies through NOCAS & CAD, and advise management on development potential and constraints
  • Develop and evaluate massing options, test-fits and layout scenarios to optimize saleable/leasable efficiency and asset yield
  • Own area statements, efficiency ratios and FSI/BUA optimization, and validate against the approved business plan
  • Prepare and defend capex estimates and per-sft benchmarks in coordination with Planning, P&C and Finance for AOP and management approvals
  • Provide design and technical inputs to BD for Term Sheets, tenant fit-out conditions and lease negotiations, and validate commitments for buildability
  • Own the pre-construction design programme, define critical-path milestones and drive consultant and internal teams to meet committed dates
Feasibility deliverables closed within committed dates with zero rework attributable to design error; capex estimates within ±10% of final tendered value; design brief signed off by management in first or second review cycle

Design Delivery & Consultant Management:

  • Prepare RFPs, scope of works and technical evaluation criteria for consultant appointment; participate in tender evaluation and recommend award
  • Chair design review meetings with consultants and management, drive decisions to closure and issue directions with clear accountability and timelines
  • Review and approve multi-disciplinary design documentation across architecture, structure, MEP and specialist packages for design intent, codal compliance, buildability and cost conformance
  • Present design proposals to CXO-level management, secure approvals and manage variation orders, consultant performance and scope changes within delegated authority
Design deliverables released as per approved programme with no more than 5% schedule slippage attributable to design; GFC issued in time to protect construction start; consultant variation claims contained within 5% of contract value; zero repeat design coordination failures at site

Statutory Approvals & Construction Documentation:

  • Own the end-to-end statutory approval strategy and drive NAC/GTAC submissions to sanction, including interpretation of bye-laws and resolution of authority queries
  • Own AAI height clearance submissions, OLS assessments and coordinate appeals or simulation studies where required to protect development potential
  • Drive Fire NOC, ECBC, EC and other statutory clearances to closure through consultants and liaison teams
  • Review and approve CFE drawings, MEP DBRs and compliance documentation prior to statutory submission
  • Own BOQ review, tender documentation and technical clarifications during the tendering cycle, and support contractor evaluation and award
  • Represent GMR at technical hearings with statutory authorities and negotiate favourable outcomes on compliance interpretation
All statutory approvals obtained within committed programme dates with zero resubmissions due to internal error; BOQ variance contained within 5% between estimate and award; nil project delay attributable to approval or documentation lapse

 

KEY ACCOUNTABILITIES - Additional Details

EXTERNAL INTERACTIONS

  • External consultants, PMC, contractors & vendors. 
  • Interacting with government bodies like AAI, Fire Services, Municipal Authorities, Pollution Control Boards, DUAC etc for approvals and regulation controls.
  • Asset Owners/external developers for interfacing to get appropriate design inputs.  

INTERNAL INTERACTIONS

  • Process leaders and team members in Projects, planning, contracts, Business Development etc. within Airport Land Development. 
  • Internal stakeholders like Master Planning, Connectivity, Land, Security, Operations, IT etc for their requirements and inputs related to planning of ALD projects. 
  • P&C, Finance, Management Offices etc for MIS and other reporting and approvals. 

FINANCIAL DIMENSIONS

Accountable for design delivery of a portfolio of concurrent projects with cumulative capital value of INR 300+ crores. Direct influence on design-stage capex decisions, consultant fee negotiation and BOQ finalisation for individual projects of up to INR 150 crores. Prior experience of independently delivering at least one project of ~INR 100 crores through the full design lifecycle is mandatory. 

OTHER DIMENSIONS

  • Independently manages 6–8 concurrent projects across feasibility, pre-construction and under-construction stages, spanning multiple typologies
  • Directs and holds accountable 4–6 external consultant teams (architecture, structure, MEP, landscape, specialist) concurrently, including performance and fee management
  • Operates independently within delegated authority, engages directly with CXO-level management and statutory authorities, and mentors junior design resources

EDUCATION QUALIFICATIONS

  • B Arch required. A Project Mgmt. or Construction Mgmt. Degree in a relevant course is an added advantage

RELEVANT EXPERIENCE

  • 8-10 years of experience with a Large Developer / Grade-A Contractor / Multidisciplinary Design Consultants / Program Management Office / PMC Design Mangers, out of which any one of the below should be mandatory:
  •  Atleast 4 years of experience in inter-disciplinary design development of Hospitality / Hotel Buildings.
           OR
  • Atleast 4 years of experience in inter-disciplinary design development of Office / Retail / Multiplex buildings

Expertise 

  • Development of detailed drawings for large building projects with various consultants across India
  • Having in-depth knowledge of architectural engineering drawings and good interfacing knowledge of MEP, landscape, structural design, sustainability, IoT and other design interfaced disciplines. 
  • Confident in building bye-laws & Building plan approval process. Strong knowledge of National building code and good knowledge of other relevant planning & building codes. 
  • Hands-on and fast-paced working in software like AutoCAD, Sketch up, Photoshop, MS Word, MS Excel, PowerPoint etc.
  • Expertise in running architectural feasibility plans, test fits and preparing ballpark requirements for new projects.
