  1.  JOB PURPOSE

Lead the team to plan, execute and complete all Interiors & Finishes projects in coordination with various other departments in adherence to highest safety & quality standards within specified timelines and budget

  1.   KEY ACCOUNTABILITIES

Design Management:

  • Review of detailed designs and drawings submitted by the consultant in coordination with architects to provide input to HOD for discussion and resolution.
  • Review Material Specifications and explore latest products and technologies for finishes items related to Flooring, cladding, Façade, ceiling, Toilets, Lounges, Offices, Counters, Furniture and special architecture features and Art work.
  • Ensure the quality of desired material
  • Participate in  design coordination meetings with cross functional teams, Stakeholder and consultants to mitigate conflicts in the design stage
  • Coordinate and ensure GFC drawings are approved in time and issued for construction.
  • Conformity to standards and project specifications
  • Timely review and update of design submissions.
  • Zero conflicts.

Procurement Management:

  • Assist in Finalizing tender specifications, drawings and BOQs for procurement.
  • Assist internal team & procurement team in vendor evaluation and technical evaluation of the bids, Provide Commercial inputs for price realization.
  • In time Procurement, finalization of capable contractor / Vendor. Project Quality compliance

Construction Management:

  • Support in development and implementation of detailed construction schedule (design development to Handing over) as per agreed timelines.
  • Ensure execution of all suspended Ceilings, floor finishes, Wall finishes, Partitions, Cladding, Special architecture features, Art work, Lounges & Offices, Toilets and other interface works as per the quality & cost parameters specified in the contract as per agreed timelines.
  • Responsible to Integrate other systems, Sub-Systems (M&E, IT, Civil, Structures) in to final finishes and lead the team to ensure achieve highest standard of finishes within the approved time & cost.
  • Certify and approve contractor payments for the works completed.
  • Resolve site level conflicts with interfacing/ related works such as Civil, electrical and MEP services.
  • Monitor and verify various tests being performed on Material/ Product & execution works for quality standards from time to time and correct any deviations.
  • Completion within Time, quality & Cost.
  • Zero/Minimal Conflicts.
  • Test Reports
  • Zero non-compliance on all statutory parameters

 

  • Handing over and Contract Closure: On completion, handover the project to operation team / end user along with complete documentation, Assist Procurement and Contracts team to close the all project related contracts with all required backup data.
  • Acceptance by operation team, Closure of all contracts.
  • Employee Engagement: Guide and support team for successful implementation of related works. Identify and Coach the team member on their short comings in handling the related works successfully.

  1.   DIMENSIONS

    Financial Dimensions

    (These should be quantifiable numerical amounts like annual budgets, project costs, annual revenue, purchase value etc.).

  • Should have work experience in project Management / execution of Infrastructure project, seven star hotels, Public utility Building or Institutional Buildings with a minimum project value of 200  to 300 Cr.

 

Other Dimensions

(Indication of some of the significant volumes associated with the job like number in team/ staff handled etc).

  • To handle team of  4-6 engineers
  • Manage Multiple Vendors and their staff
  • Should have handled multiple small projects parallelly
  • Should have an exposure to at least one Airport or seven star hotels
  • Sound leadership skills with emphasis on team building, strong negotiation and communication skills.

    Educational Qualifications

  • Bachelor’s Degree in architecture / Civil Engineering.
  • Should have multi-disciplinary skills able to independently manage the project.
  • Should be process driven and well versed with the project/construction management processes.

 

Relevant and total years of Experience

  • Minimum 15 to 18 Years of overall experience in execution of high end finishes in mega projects like airports, Malls, Hospitals, seven star Hotels and Public utility Building or Institutional Buildings
