JOB PURPOSE

The position shall be responsible for end-to-end leadership of Mechanical, Electrical, Plumbing, Fire Fighting, ELV, and allied services across real estate projects. The role will drive MEP design management, statutory compliance, execution, customer coordination, cost optimization, risk mitigation, and lifecycle asset performance, ensuring projects are delivered on time, within cost, and to define quality and safety standards.

Responsibilities

Key Performance Indicators (KPIs)

MEP Design & Engineering Management

  • Lead concept, schematic, and detailed MEP design development for residential and commercial projects.
  • Ensure alignment between architectural, structural, and MEP designs, minimizing clashes and redesign.
  • Review and approve:
    • MEP layouts, schematics, BOQs, specifications, and shop drawings
    • Energy efficiency, sustainability, and lifecycle cost considerations
  • Drive value engineering initiatives without compromising quality or statutory compliance.
  • Standardize MEP specifications, norms, and design guidelines across projects

 

MEP delivery as per project timelines

 

Project Execution & Delivery

  • Oversee MEP execution from mobilization to handover, commissioning, and defect liability period.
  • Ensure adherence to project schedules, quality benchmarks, and safety protocols.
  • Coordinate with:
    • Project Managers
    • Civil & finishing teams
    • Contractors and system vendors
  • Lead testing, commissioning, and integrated services trials before handover.
  • Ensure readiness for occupancy certificates, fire NOC, and statutory inspections.

 

Cost variance vs MEP budget (planned vs actual)

 

Prepare and validate MEP budgets, BOQs, and cost estimates at project inception.

Track and control:

  • MEP project costs
  • Variations and change orders
  • Final account closure

Drive cost optimization via:

  • Strategic sourcing
  • Alternate technologies
  • Vendor negotiations

Support contracts team in tendering, techno-commercial evaluations, and vendor finalization.

Number of design errors / reworks

  • Empanel, manage, and evaluate:
    • MEP design consultants
    • Contractors and specialist vendors
  • Lead and develop in-house MEP team, setting clear performance goals.

Asset Performance & Lifecycle Management

  • Ensure robust system design for long-term asset performance and ease of O&M.
  • Support transition to facility management teams post-handover.
  • Review operational feedback and incorporate learnings into future projects.

 

 

 

Customer & Stakeholder Coordination

  • Act as the primary MEP interface for key customers, institutional buyers, and anchor tenants.
  • Address design clarifications, customization requests, and technical concerns from customers.
  • Support sales and leasing teams with technical inputs and MEP feasibility insights.
  • Ensure smooth handover and post-handover support for customers and facility teams.

Risk Management & Compliance

  • Identify and mitigate technical, execution, cost, and compliance risks related to MEP systems.
  • Ensure compliance with:
    • Local by-laws and NBC norms
    • Electrical inspectorate, Fire department, BWSSB, BESCOM, etc.
  • Proactively resolve site-level technical issues to avoid delays and escalations.

EDUCATION QUALIFICATIONS

Bachelor’s degree in mechanical / electrical engineering (mandatory)

Master’s degree in engineering / construction management (preferred)

RELEVANT EXPERIENCE

  • 15+ years of proven experience in MEP design and execution within real estate /large infrastructure projects
  • Integrated MEP systems including HVAC, HT/LT, plumbing, fire, ELV, BMS & STP/WTP
  • Expertise in:
  • MEP design coordination
  • Execution planning and commissioning
  • Customer and stakeholder management
  • Cost control, contracts, and claim management
  • Risk mitigation and statutory compliance
  • Hands-on experience working with premium developers or large EPC environments preferred.
  • Strong leadership, decision-making, and communication skills.
