JOB PURPOSE

Managing Properties located at Rajam and Visakhapatnam belonging to Group Companies and Promoters. Making arrangements for performing ground breaking ceremonies, plant inaugurations and other functions/pooja at all the plants across the Group. Maintaining funds and submitting MIS reports.

Key Performance Indicators

1. Purchase and Sale of Properties at Visakhapatnam and Rajam: All activities relating to the Properties viz., Purchase, Sale, Registration, Documentation, Payment of Taxes, Safe custody of documents, etc.,

Ensuring clear title for the Properties and complying with all the Statutory Requirements.

2. Maintaining Properties: Leasing the properties, Negotiation, finalization of the terms, executing lease agreements, collection of rents, repairs and maintenance of the properties.

Timely renewal of lease agreements and letting out the vacant properties without loss of income.

3. Maintaining records, accounts, funds, ban k txns for the txns at Visakhapatnam and Rajam.  Sending the requests for fund reimbursements from respective companies and managing the funds and expenditure at Visakh and Rajam

Submission of monthly reimbursements and getting the funds for smooth maintenance of the activity.

4. Arrangements for the events:  Making all the arrangements viz.,Pandits, Pooja Items, requirements while the ground breaking ceremonies and inauguration ceremonies for all the plants / units across the group. Coordinating with all the units and ensuring smooth conduct of the Pooja events.

Making all the arrangements required at the Pooja events for Inauguration and Ground breaking events and other Pooja event.

5. Laisioning with Tenants, Banks and Local Officials. Being in continuous touch with the parties and ensuring that their requirements are met.

Maintaining good relations with all the external parties.

EXTERNAL INTERACTIONS

•Tenants / Lessees, Banks, Vendors, Property Sellers and Buyers, Pandits, etc.

INTERNAL INTERACTIONS

Group Company Officials, F&A teams at GCS and SSC.

FINANCIAL DIMENSIONS

•Monitors revenue collections of approx Rs.2 crores per year.
•Monitoring expenditure of nearly Rs.1 crore per year.

OTHER DIMENSIONS

•Coordination with the tenants and Coordination work for the functions is a voluminous job.

EDUCATION QUALIFICATIONS

•B.Com., M.Com., CA(Inter), MBA (Finance)

RELEVANT EXPERIENCE

•10 years experience in Properties area and in FMS is essential to handle the profile.
