JOB PURPOSE
To Head the Design process of Real Estate Development, in accordance with the vision and set design benchmarks and brand standards, SOPs, and processes. Manage entire design process from concept to handover. Design being the foundation of all developments, the role has to ensure aesthetic excellence, functionality, efficiency, and create long term value for stakeholders and customers through innovation and excellence.

EXTERNAL INTERACTIONS

Liaison and bylaw consultant management, and ability to network without official engagement to gather necessary info for feasibility. |

Manage all consultants as create an extended arm for smooth functioning |

Have a good networking with vendors to identify suitable materials and specify. |

Attend seminars, conferences and present papers to be relevant in the market. |

Establish connect with all authorities who approve drawings. |
INTERNAL INTERACTIONS
• Manage expectations of internal stakeholders (user Departments) to expedite the design of the project.
• Preparation of project proposals and presentations, feasibility analysis, project planning to internal teams.
• Conduct design work shop with internal teams for coordination of design progress and development w.r.t Architectural, Structural, MEP and IT services.
• Escalate and communicate to ensure conflicts, risks and challenges are handled appropriately.
• Conduct design briefings, budget & cash-flow, Techno commercial review of Bids & Review project contracts.
FINANCIAL DIMENSIONS
Should have work experience in design and project Management of Infrastructure project and Public utility Building, Institutional Buildings of minimum project cost of 400 - 500 crores Indian Rupees.

EDUCATION QUALIFICATIONS
Bachelor of Architecture
RELEVANT EXPERIENCE
- B Arch, M Arch from reputed institutes with minimum 20 years of experience in high end residential real estate.
- Knowledge of bylaws in Bangalore Mandatory and preferably in Hyderabad, Goa and Vizag.
- Should have worked with international architects.
- Ability to work on multiple projects with a lean inhouse team.
- Knowledge of coordinating structure, MEP, Landscaping and should have coordinated all services of the project as a design lead and SPOC.
- Capable of networking and introducing new age practices in to design. Previous experience of having dealt with AI based masterplan is a desirable experience.
- Knowledge of ACAD, REVIT, BIM. Working knowledge of other software like INDESIGN, RHINO, GRASSHOPER, AI based master plan like Dessault or Site solve and 3 D renderings preferred.
- Should have demonstrated aesthetic skills in guiding principal arch (international/Indian) and also rendering agencies to produce marketing collaterals.
- Should have full knowledge of RERA and how it applies to various definitions of projects, carpet area, amenities etc.
- Proven connect with authorities like BDA, BBMP, PCB will be an added advantage.
- Familiarity with SAP will be an advantage.
- Must have CoA valid license and at times be signatory on drawings.
- Other - Team player, able to work under stringent timelines, Innovative mind, ability to work in a start up and set processes and SOPs to achieve the highest standards, firm on decisions but flexibility to listen.
