JOB PURPOSE

This role involves providing critical support to Head Architect in the design and execution of properties.

ORGANISATION CHART

This position will report to Head - Design.

KEY ACCOUNTABILITIES

Key Performance Indicators

 

 

  1. Design: Concept, schematic, DD, GFC, Approval drawings preparation through consultants. Workshops for the same and ensuring client requirements are captured by consultants. Review for design quality, check and verify ratios, budgets etc.

  1. Technical Expertise: ACAD, REVIT, BIM, Photoshop, Indesign Mandatory. Other knowledge would be desirable.

 Proficiency in each

  1. Project Management: Reply to RFIs, visit regularly, ensure design is done along with construction methodology in GFC stage.

 

 No. Of RFIs, Aim Zero clashes.

  1. Authorities: Meet relevant authorities and convince on drawings submitted for approval and answer their queries. Network with authorities and consultants.

 Single submission approval.

  1. Documentation: Ensure all drawings and submissions are done with records and maintain a DMS in coordination with IT with quick retrieval system of any drawing.

 DMS management review quarterly

  1. Specifications: Review and check all specifications of all materials in accordance with codes, budget, RERA submissions and initiate sign offs.

 Internal Maker checker review

  1. Other: Assist Head Arch in other activities such as feasibility study, market study, stakeholder presentations, Innovative practices, benchmarking, competition review etc.

 As instructed by design head.

KEY ACCOUNTABILITIES - Additional Details

EXTERNAL INTERACTIONS

Liaison and bylaw consultant management, and ability to network without official engagement to gather necessary info for feasibility.

Manage all consultants as create an extended arm for smooth functioning

Have a good networking with vendors to identify suitable materials and specify.

Attend seminars, conferences and present papers to be relevant in the market.

Establish connect with all authorities who approve drawings.

INTERNAL INTERACTIONS

Peers to establish internal SLAs and timely delivery. Find internal aspirations of others and make design an inclusive activity without deviating from vision.

Constant interaction with planning to achieve on time delivery of drgs and execution for smooth site functioning.

Coordinate with costing and procurement to ensure designed and specified items fall within budget.

Team Management – Expected to lead   a Junior Manager - Architecture 

EDUCATION QUALIFICATIONS

Bachelor of Architecture / (Masters desirable) from premium institutes.

RELEVANT EXPERIENCE

  •  B Arch, M Arch from reputed institutes with minimum 10 years of experience in high end residential real estate.
  • Knowledge of bylaws in Bangalore Mandatory and preferably in Hyderabad, Goa and Vizag.
  • Should have worked with international architects.
  • Ability to work on multiple projects.
  • Knowledge of coordinating structure, MEP, Landscaping and should have coordinated all services of the project is desirable.
  • Hands on knowledge of ACAD. Working knowledge of  REVIT, BIM, Photoshop etc. . Working knowledge of other software like INDESIGN, RHINO, GRASSHOPER, AI based master plan like Dessault or Site solve  and 3 D renderings preferred.
  • Knowledge of preparing sales and marketing collaterals, brochures, scale model, RERA application etc.
  • Familiarity with SAP will be an advantage.
  • Must have CoA valid license.
  • Other - Team player, able to work under stringent timelines, Innovative mind, ability to work in a start up.
